Due to vast experience and being established for several years in the commercial construction industry, NCS Construction Services LLC [“NCS”] has evolved into a full-service Construction Management company.   Our ability to provide a spectrum of services – from initial planning through design and construction – allows us to effectively respond to each client’s unique needs.

To better understand our approach to the overall construction process, NCS Construction Services LLC has identified the major stages that are involved in successful commercial construction project management.  We recognize that the efficient oversight of each of these stages is instrumental if the client’s needs are to be met.  A brief overview of how NCS Construction Services LLC approaches each stage and the specific elements we focus on are presented here.

SITE EVALUATION

NCS is well versed in the fact that addressing the conditions of any site that is being considered, whether raw land or renovation of an existing facility, is critical to the project’s success.  Various components need to be evaluated before any actual construction should be considered.   The components are, but not limited to, the following:

  • Environmental Evaluation
  • Geotechnical Analysis
  • ALTA & Topographical Survey Documentation
  • Preliminary Municipality Coordination and Review
  • Public Utilities Infrastructure Investigation

ESTIMATING

NCS Construction Services LLC’s Estimating Department is structured to prepare comprehensive and highly detailed project estimates throughout the design process.   Our group of experienced estimators will evaluate the scope of work that each trade will be responsible for and solicit subcontractor, supplier and consultant bids on competitive bid assignments.  Estimates are produced with a combination of in-house and supplier/subcontractor data from all trades necessary to make the project complete.  This approach allows NCS Construction Services LLC to have greater control and cost accuracy with the project’s estimate, especially during the early phases of the project.  It also provides valuable cost and performance input from subcontractors and suppliers regarding the use of materials and/or methods of construction in the project.

Our Estimating Department also is involved throughout the project in the value engineering process.  Honed through years of hands-on construction experience and on-going research and development of new building products and techniques, value engineering and management are an integral facet of all of NCS Construction Services LLC services.  Throughout the life of every project, our technical specialists analyze every aspect of the design and planning components of the project to aid our customers in improving the quality of their facilities, while accelerating the construction process and controlling the construction budget.  Eliminating or modifying anything that adds to the cost of a project without reducing functionality and aesthetics adds value and saves money.  However, unlike simple cost cutting, which lowers quality or reduces efficiency, NCS Construction Services LLC’s estimating process seeks to improve the quality and marketability of a project while eliminating unnecessary costs.

SCHEDULING

NCS Construction Services LLC utilizes in-house project planning programs for schedule control.   We realize how extremely important it is to commit to the project’s schedule and pay close attention to the planning, scheduling, resource management and cost control of the project.  These are critical areas that can effect the completion date of a project and thus are key factors for our project managers to keep track of.  Incorporating our project planning programs to the process early on affords NCS Construction Services LLC immediate access to and control of these areas with critical network and performance measurement capabilities for the pre-construction and construction phases.

There is intensity in the pursuit of efficient scheduling at NCS Construction Services LLC.  We truly understand and believe that “Time is money” and that customer value can be enhanced through effective management of the project schedule.  We focus on meeting the project schedule’s perimeters by taking an aggressive but realistic attitude toward the time each trade must have to complete their scope of work.  By scheduling the trades in the appropriate sequencing and identifying schedule bottlenecks, NCS Construction Services LLC has developed innovative ways to avoid them.  Master schedules cover all activities including milestones, a critical path dating system, and a suppliers/subcontractors communication network organized by building zone, trade and phase.

VALUE ENGINEERING

Due to our years of hand-on construction experience and on-going research of new building products and techniques, value engineering is an integral facet of all of NCS Construction Services LLC’s services.  Our personnel are well-versed in analyzing every aspect of the design and construction planning processes to help our customers improve the quality of their facilities, speed the construction process and trim construction budgets.  Based on innovation and creativity, the value engineering process examines every building element, system and function to uncover alternatives in cost savings constructability, life-cycle costs, schedule impact, quality and aesthetic merit.  Eliminating or modifying anything that adds to the cost of a project without reducing functionality and aesthetics adds value and saves money.  However, unlike simple cost cutting, which lowers quality or reduces quantity, NCS Construction Services LLC’s value engineering process seeks to improve the quality and marketability of a project while eliminating unnecessary costs.

CONSTRUCTION SUPERVISION

Construction Supervision is the core service that NCS Construction Services LLC provides our clients.  We are hired by our clients to take whatever has been designed to meet their needs and make it a reality.   It is NCS Construction Services LLC’s sole responsibility to have our personnel manage the various elements of the construction process and achieve the goals of our client within the stipulated schedule and budget.   To make sure we accomplish these tasks, we perform weekly site meetings with the various trades.  We also utilize formal documentation to secure delivery of long-lead-time materials.   Furthermore, our staff provides updates on all critical elements of the project to the owner throughout the construction process.

When changes in scopes of work are required, prompt action is taken and formal documentation is activated to minimize the impact of the change on cost and the completion date.   Unit pricing is used where appropriate and the nature of the change is confirmed clearly and communicated promptly.

Additionally, as the manager of the work site, NCS Construction Services LLC has established specific rules by which we are able to monitor the security, safety and cleanliness of our projects.  It should be noted that NCS Construction Services LLC has a proven safety record and performs regular safety meetings with both its personnel and subcontractors.   We require all of our operations staff to complete the 30 Hour MIOSHA Safety Program and take a refresher course each year.   In addition to this, each site has numerous safety signage and information located on it so as to promote a safe working environment.

CLOSE-OUT

As the project comes to a close and our client is anticipating the turn-over of the facilities, NCS Construction Services initiates a process where we provide a complete closure to the project.   This is accomplished by accumulating all necessary information that is pertinent to the client as to the functionality of the facility.   This entails obtaining all warranty, operations manual, shop drawings, and various other documentation that allow our client to maintain the facility on their own.  After all this documentation is gathered, it is assembled into a booklet or CD that is given to our client so they have a single source by which to reference should the need arise.
